There are two ways EU citizens can purchase property in Hungary:

  • As a natural person (individual), or
  • As a legal entity (business).

The participation of a lawyer is necessary in both cases. We can offer you advice on the selection from a list of lawyers recommended by the Spanish Embassy. The selected lawyer will then prepare the full documentation required in Hungarian and Spanish or English.

Financing the purchase

  • For 95 percent of all Budapest property developments, there are highly competitive financing packages available for the purchasing of your piece of property.
  • The state of the development of the banking sector is similar to that of many other EU countries, offering increasingly competitive conditions to foreign buyers who are the residents of the EU.
  • The financial institutions operating in Hungary are either international banks or Hungarian institutions having entered into agreements with major European banks and offering bank guarantees in your home country for mortgage financing in Hungary.

Guarantees

The Hungarian legal system offers various protective mechanisms for the final home buyer:

  • The records kept by the Property Registration Office are easily accessible, up-to-date and completely digitalised.
  • The amount of down payment, included in the purchase price, is placed on a deposit account with the selected financial institution, which offers full security for the buyer.
  • The financial institutions operating in Hungary are required by the law to provide a guarantee for all payments to the account. The amount is deposited on a blocked account, to which the developer has no access unless it has complied with the obligations agreed to in the sale and purchase agreement.
