The sale and purchase process

At CREASUR, we follow up the entire sale and purchase process from the selection of the property, where we advise you on legal and financial issues, up to the signing of the sale and purchase agreement, assisting you in resolving the financing process with the institution of your choice. We will remain at your disposal after your home is completed and the keys are handed over. We advise you on the most reliable property management firms, which are best able to serve your specific investment requirements.

The purchasing process is completed in the following manner:

  • You choose from the list of properties offered by CREASUR at our website or through a personal visit of properties arranged for you by CREASUR here in Budapest, informing us of your decision.
  • The reservation/purchase process begins.
  • A business organisation (limited company) is established if appropriate.
  • The reservation/sale and purchase agreement document is produced.
  • A bank account is opened for the transferring of the down payment and other payments. The mortgage loan is secured at this phase if required.
  • If the buyer is an individual, the purchasing request is submitted to the Budapest Regional Administrative Office after the signing of the sale and purchase agreement.
  • After the final instalment of the payment provided for in the contract has been made, the registration of the new owner is applied for with the Property Registration Office.

Your travel to Hungary

It is recommended that you make a trip to Budapest in order to select the desired home or to inspect it in person if you have already made your choice, to meet your developer, lawyer, banker if necessary and to sign the required documents. At CREASUR, we arrange your visit so as to fit around your schedule in Budapest so in the remaining time you can make the most of your stay in this magnificent city.

If, however, you choose not to travel to Budapest, the above process can be arranged through the Hungarian consulate of your home country or through CREASUR with your authorisation.

Individual buyers

  • We need your personal data and a photocopy of your passport for the contracts and other documents.
  • The purchase permit will cost about €200* per apartment. In our experience, the Regional Administrative Office does not normally refuse to issue the permit. The process may take about 2 months, which may run simultaneously with the purchasing process.
  • Max. 2 properties.

Legal entities

  • In order to make an investment of 3 or more apartments, you will need to establish a limited liability company.
  • The cost of establishing a business may range from about €80 to 500*. This charge does not include lawyer’s and notary’s fees or the registered capital, i.e. a minimum of €2,000 since September 1st 2007 for limited liability companies.
  • The administration concerning the establishment of the business requires one day and the business can begin operation from the day the registration application has been submitted to the Hungarian Commercial Register.
